Datterio Realty is an online classifieds and listings platform that allows property owners, brokers, builders, and dealers to advertise properties, and allows buyers/tenants to discover them. We are a listing platform only — we are not a real estate agent, broker, valuer, or party to any sale, purchase, or rental transaction between users. We do not own, inspect, verify title of, or guarantee any property listed on the Platform.

You must be at least 18 years old and legally capable of entering into a binding contract to use this Platform. You are responsible for maintaining the confidentiality of your account credentials and for all activity that happens under your account. Notify us immediately at info@datterio.com if you suspect unauthorized use of your account.

When you list a property, you confirm that: (a) you own the property, or are authorized by the owner (as broker, agent, builder, or dealer) to list and market it; (b) all details — price, area, location, ownership/approval status, and photographs — are accurate and represent the actual property; and (c) you have the right to grant us the license described below. You are solely responsible for the content you submit. We may remove, edit, unpublish, or reject any listing at our sole discretion, without notice, particularly if it violates these Terms or our Platform Rules.

• Listing a property you do not own and are not authorized to represent.
• Posting false, misleading, or materially inaccurate information (price, area, ownership, approvals, photographs).
• Circumventing, disabling, or interfering with security features of the Platform.
• Using automated means (bots, scrapers) to access or extract data from the Platform without permission.
• Uploading content that is unlawful, defamatory, obscene, or infringes another's intellectual property.
• Harassing, threatening, or abusing other users, or misusing contact details shared through enquiries for unrelated marketing/spam.
• Attempting to solicit payment from another user outside of a lawful, transparent transaction, or engaging in fraud.

Certain features (additional listings, featured placement) require a paid subscription as described on our Pricing page. Fees are charged in advance and, except where required by law or expressly stated otherwise, are non-refundable, including if you choose to stop using the Platform or if a listing is removed for violating these Terms. We may change our fees at any time; changes will apply to renewals and new purchases, not to a plan already paid for.

You retain ownership of the content (text, photos, video links) you submit. By posting it, you grant Datterio Realty a non-exclusive, worldwide, royalty-free license to host, display, reproduce, and distribute that content on the Platform and in related promotional material (e.g. featured listings, social media), for as long as your listing remains active plus a reasonable period after removal for backups and records.

Listings are created by users, not verified line-by-line by us before publishing. We make no representation or warranty about the accuracy, completeness, legality, or current availability of any listing. Before proceeding with any transaction, you are solely responsible for independently verifying property title, ownership, approvals (RERA/VDA or equivalent), boundaries, dues, and any other material fact — including through a site visit and appropriate legal/professional due diligence. We strongly recommend not making any payment before verifying documents and, where possible, involving a lawyer.

To the maximum extent permitted by law, Datterio Realty and its owners, employees, and affiliates shall not be liable for any direct, indirect, incidental, special, or consequential loss or damage arising from: (a) any transaction, dispute, or agreement between users; (b) inaccurate, incomplete, or fraudulent listing content posted by a user; (c) any property defect, title dispute, or misrepresentation; (d) loss of data, profits, or goodwill; or (e) any interruption or unavailability of the Platform. The Platform is provided on an "as is" and "as available" basis without warranties of any kind.

You agree to indemnify and hold harmless Datterio Realty, its owners, and employees from any claim, loss, liability, or expense (including reasonable legal fees) arising out of: your use of the Platform; your listing content; your violation of these Terms or applicable law; or your violation of any right of a third party, including another user.

We collect account details (name, phone, email) and listing/usage data to operate the Platform, verify users, prevent fraud, and improve our services. We do not sell your personal data. Contact details you provide may be shared with a user you are transacting with (e.g. a buyer contacting a seller) as part of the Platform's core function. We may suspend or terminate your account and remove your listings at any time, with or without notice, if we believe you have violated these Terms, our Platform Rules, or applicable law, or for any conduct we determine is harmful to other users or the Platform. You may delete your own account at any time from your Profile page (subject to a short grace period before permanent deletion, as explained there).

We may update these Terms from time to time to reflect changes in our services or legal requirements. The "Last updated" date above will change accordingly. Continued use of the Platform after changes are posted constitutes acceptance of the revised Terms.

These Terms are governed by the laws of India. Subject to applicable law, any dispute arising out of or relating to these Terms or your use of the Platform shall be subject to the exclusive jurisdiction of the competent courts at Varanasi, Uttar Pradesh, India.
